Closeline Settlements seeks an experienced Title Examiner to review abstracts, title reports and title commitments to meet company, underwriter and state specific requirements. This self-starter will identify and direct clearing of any title deficiencies. Applicant will work with the operations staff to provide title binders to customers for purchase and refinance transactions

PRINCIPAL DUTIES AND RESPONSIBILITIES

• Examine title abstract reports to validate the conditions of the title and insurability by reviewing documents such as deeds, deeds of trust, mechanics liens, tax liens, judgments, assessments, probates and other matters of record
• Generate title commitments by proofing information already typed into internal settlement system.
• Examine chain of title, exceptions, and requirements and post changes to internal settlement system
• Identify title deficiencies. Provide staff with guidance regarding lien clearance.
• Engage with underwriters to assist in evaluating need for title exceptions or other remediation
• Upload appropriate title documentation into Company’s proprietary processing system

QUALIFICATIONS

Qualified applicants must have an attention to detail and have the ability to read and understand real estate titles and legal documents. Must have an understanding of risks and liabilities related to title insurance binders. Experience with a multi-state title company or underwriter is a plus.
