Real Estate Development Company seeking a Senior Development Manager to join their team!

 

QUALIFICATIONS:

  • 10+ years of real estate development experience, ideally in NYC.
  • Successfully completed at least two ground-up condominium projects (from pre-development through sell-out or TCO).
  • Strong understanding of entitlement, zoning, DOB, LPC, HPD, lending, and condo filing processes.
  • Experience coordinating architects, engineers, GCs, and sales/marketing teams.
  • Strong financial modeling and budget management skills.

 

Position Summary

 

The Senior Development Manager is responsible for leading the end-to-end development cycle of residential condominium projects—from acquisition due diligence to design coordination, entitlement, construction oversight, and final delivery. This role requires extensive real estate development experience, strong leadership, and the proven ability to manage complex multi-year condo projects in New York City.

 

Key Responsibilities

Project Planning & Feasibility

  • Lead pre-development analysis, including site feasibility, zoning review, financial modeling, and risk assessment.
  • Oversee due diligence for land acquisition and support investment decisions.

Design & Consultant Management

  • Manage architects, engineers, expeditors, environmental consultants, and other external partners.
  • Ensure designs meet project objectives, regulatory requirements, cost targets, and market positioning.
  • Coordinate value engineering and design optimizations.

Government Approvals & Compliance

  • Oversee entitlement processes, DOB filings, permits, zoning approvals, and construction compliance.
  • Work closely with legal counsel on offering plans, condominium documents, and agency submissions.

Construction Oversight

  • Collaborate with the GC/CM team during construction, attend OAC meetings, and monitor schedule, budget, and quality.
  • Troubleshoot issues proactively and ensure resolution of design, field, and vendor conflicts

Budget & Financial Management

  • Prepare and manage project budgets, cost forecasts, and monthly financial reports.
  • Track hard and soft cost exposure, change orders, and lender requisitions.

Sales & Marketing Support

  • Assist in product strategy, unit mix, finishes, and amenities based on market analysis.
  • Support marketing launch, sales team coordination, and offering plan amendments.

Project Delivery & Close-Out

  • Ensure timely completion, TCO/CO issuance, punchlist coordination, and turnover to condo board/management.
  • Manage post-closing obligations and project documentation.
