Job Summary:

Arbors Management Inc. is seeking a dedicated and experienced Property Manager to oversee the daily operations and management of 2 market rate, multi-family properties, totaling 163 units. The ideal candidate will be responsible for maintaining the overall functionality, profitability, and appearance of the properties. This role requires strong organizational skills, attention to detail, and excellent interpersonal abilities to manage tenant relations effectively.

Responsibilities:

  • Property Operations:
    • Manage the day-to-day operations of the property.
    • Ensure properties are maintained in a safe and attractive manner.
    • Distribute maintenance work orders to the maintenance staff
  • Tenant Relations:
    • Address tenant concerns and maintain positive tenant relations.
    • Handle tenant complaints and resolve issues promptly.
    • Coordinate tenant move-ins and move-outs, including inspections and lease agreements.
  • Financial Management:
    • Collect rent and other property-related payments.
    • Monitor and manage property budgets and expenses.
    • Prepare financial reports and statements for property owners.
  • Lease Administration:
    • Implement lease terms and conditions.
    • Ensure lease agreements are signed and renewed on time.
    • Enforce lease terms, including rent collection and lease violations.
  • Marketing and Vacancy Management:
    • Market vacancies and attract prospective tenants.
    • Conduct property tours and screenings for potential tenants.
    • Negotiate lease terms and rental agreements.
  • Compliance and Risk Management:
    • Ensure compliance with local, state, and federal regulations.
    • Implement property policies and procedures.
    • Manage risk and liability for the properties.
  • Team Management:
    • Supervise property staff and vendors.
    • Provide guidance, support, and training as needed.
    • Foster a positive and productive work environment.

Requirements:

  • Proven experience as a Property Manager or similar role.
  • Have, or be willing to get, a PA Real Estate License
  • Knowledge of property management principles and practices.
  • Familiarity with relevant local, state, and federal laws and regulations.
  • Excellent communication and interpersonal skills.
  • Strong organizational and time management skills.
  • Ability to work independently and as part of a team.
  • Proficiency in property management software (e.g., Appfolio, Yardi, etc.) is preferred.
