Job Details

Responsibilities:

1. Construction Site Management:
  • Oversee and manage all aspects of ground-up construction projects for a $40M+ Ground Up Student Housing Project
  • Develop and maintain project schedules, ensuring timely completion of all phases.
  • Coordinate with architects, engineers, and subcontractors to ensure project specifications and quality standards are met.
  • Monitor project budgets, track expenses, and implement cost-saving measures.
  • Conduct regular site visits to inspect construction progress and address any issues or delays.
  • Ensure compliance with all building codes, regulations, and safety standards.
2. Team Leadership:
  • Lead a team of construction professionals, including subcontractors, vendors, and on-site staff.
  • Provide guidance and support to ensure efficient and effective project execution.
  • Foster a collaborative and positive work environment, promoting teamwork and open communication.
  • Conduct regular team meetings to discuss project updates, challenges, and solutions.
  • Mentor and develop team members, identifying areas for growth and providing training opportunities.
3. Construction Execution:
  • Oversee and manage the entire construction process, from pre-construction to project closeout.
  • Review and interpret architectural plans, ensuring accuracy and adherence to project requirements.
  • Coordinate and manage all construction activities, including site preparation, foundation, framing, and finishing.
  • Monitor and control project progress, ensuring work is completed on time and within budget.
  • Implement quality control measures to ensure construction meets industry standards and client expectations.
  • Collaborate with subcontractors to resolve any construction-related issues or conflicts.
4. Communication and Documentation:
  • Maintain regular communication with project stakeholders, including clients, architects, and subcontractors.
  • Provide regular project updates, including progress reports, schedules, and budget forecasts.
  • Document and track all project-related activities, including change orders, RFIs, and submittals.
  • Prepare and submit construction reports, ensuring accuracy and timeliness.
  • Facilitate effective communication between project team members, ensuring information flow and problem resolution.
Qualifications:

  • 5+ years of experience in ground-up construction, preferably with a focus on student housing and/or multifamily projects.
  • Strong knowledge and understanding of wood frame construction techniques and materials.
  • Proven experience in project management, including budgeting, scheduling, and resource allocation.
  • Proficiency in construction management software, such as Procore, to effectively track and manage projects.
  • Excellent leadership and team management skills, with the ability to motivate and inspire others.
  • Strong communication and interpersonal skills, with the ability to effectively collaborate with diverse stakeholders.
  • Detail-oriented mindset with a focus on quality and accuracy.
  • Ability to work in a fast-paced, deadline-driven environment, managing multiple projects simultaneously.
  • Knowledge of building codes, regulations, and safety standards.
  • Bachelor's degree in construction management or a related field is preferred, but not required.
