Facilities Manager Atlanta, GA $65,000-70,000 Generally M - F 8a-5p (there is on-call and the sites are open from 5 a.m. - 10 p.m. M-F and weekends) We are currently seeking a Facilities Manager to join our team. The successful candidate will be responsible for managing the day-to-day client operations. The candidate must be able to organize and prioritize multiple tasks, effectively manage through stressful situations, and consistently make effective, high quality decisions; must understand complex client and customer relationships and develop open, effective and consistent communication with client and customer representatives. The candidate will have overall responsibility for assigned site budgets, maintenance and operations, safety and compliance, reporting, contract services, material, equipment and supplies purchases.
Responsibilities: • Proactively develop and manage client relationships, ensuring that expected service levels are achieved.
• Comply with all requirements of the client contract and meet or exceed Key Performance Indicators.
• Proactively manage all facility services in accordance with JLL account and client standard processes and procedures, ensuring superior customer satisfaction; deliver an exceptional quality of service to the client, as reflected by client feedback.
• Ensure compliance with all health and safety, environment and risk management policies and procedures that relate to the site.
• Develop and manage facilities OpEx and CapEx budgets for the assigned site, proactively track variances and manage within target; achieve or exceed financial targets and ensure effective, efficient and economic operation of assigned site.
• Work with client and client's Finance team to manage the budgeting, accrual and forecast reporting processes for the assigned site; provide monthly reporting (or as requested).
• Achieve cost savings through maximizing utilization of in-house maintenance techs, preferred vendors/contractors and identify additional efficiency opportunities, consistent with client goals.
• Implement preventive and ongoing maintenance/repair programs; manage repairs and maintenance, minor works and other requests, tracking to completion.
• Support and manage non-expansion capital projects as directed by client and manager.
• Actively support an environment of teamwork, cooperation, performance excellence and personal success.
Qualifications: • Associate's degree or equivalent work experience in facilities or property management
• 5+ years of facilities management or operations experience
• Superior client relationship management skills
• Strong leadership, supervisory and people management skills
• Accounting and budgeting experience; ability to plan and manage financials within budget and time constraints
• Experience with managing multiple vendors associated with small capital projects
• Strong organizational and management skills
• Excellent communication and computer skills
• Working knowledge of HVAC systems is a MUST. Experience with HVAC Controls is also a must.
• Basic maintenance skills, light plumbing, electrical, carpentry
• Clean MVR and ability to operate JLL Fleet vehicle
• This position requires the ability to be on-call as needed and to respond to building issues during and after normal business hours, on holidays and weekends.
